Land Lease Agreement

The property is all that parcel of land known as NAKURU/MUNICIPALITY/BLOCK 12/345, situated at Pipeline, Nakuru East in Nakuru County, measuring approximately 0.045 Ha (1/8 acre), held on Freehold tenure.

The purchase price is KSh 2,500,000.

The Purchaser has paid a deposit of KSh 500,000, receipt of which the Vendor acknowledges.

The balance of KSh 2,000,000 shall be paid on completion.

Completion shall take place on or before 30 November 2026, on which date the Vendor shall deliver the completion documents to the Purchaser or the Purchaser's advocate.

Payment shall be made by Bank transfer.

The Vendor warrants that the Vendor is the registered proprietor of the property, that the property is free from any charge, caveat, encumbrance or adverse claim, and that there is no pending dispute over the property or its boundaries.

The Purchaser is entitled to carry out an official search and to confirm the boundaries and beacons before completion.

This sale is subject to all consents required by law being obtained before transfer.

Vacant possession of the property shall be given to the Purchaser on 1 December 2026.

Land rates, rent and other outgoings shall be apportioned between the parties as at the date of possession.

If either party fails to complete in accordance with this agreement, the other party may, after giving 21 days' written notice to remedy, treat the agreement as terminated and pursue the remedies available in law.

This document contains the entire agreement between the parties on this matter and replaces any earlier spoken or written understanding.
