The Landlord lets to the Tenant house/unit number [unit number] at [property address] (the "Premises").

The tenancy runs for [term] commencing on [commencement date].

Rent is [rent] per month, payable in advance on or before the [due day] by [payment method].

The Tenant has paid a security deposit of [deposit], which the Landlord holds as security for rent, utilities and damage.

The deposit is refundable after the Tenant vacates and the Premises have been inspected, less any amounts properly deducted.

The Tenant pays for electricity and water consumed at the Premises. The Landlord pays land rates and structural insurance.

The Tenant shall keep the Premises clean and in good order, shall not sublet or make alterations without the Landlord's written consent, and shall not use the Premises for any unlawful purpose.

The Tenant shall allow the Landlord reasonable access for inspection and repair on prior notice.

The Landlord shall give the Tenant quiet enjoyment of the Premises and shall keep the structure, roof and main services in good repair.

Either party may end this tenancy by giving [notice period].

On termination the Tenant shall return all keys and leave the Premises in the same condition as at commencement, fair wear and tear excepted.

This document contains the entire agreement between the parties on this matter and replaces any earlier spoken or written understanding.
